Facade renovation 2025 — costs, process and grants in Germany

A facade is a building’s first line of defence against the weather. Renovation is not just cosmetic — it protects the structure, reduces heating bills and raises property value. Here’s what to expect in terms of cost, process and available subsidies.

Signs that a facade needs attention

  • Cracks, flaking or salt efflorescence on the render
  • Damp patches on internal or external walls
  • Mould in external wall corners
  • High heating bills despite new windows and a modern boiler
  • Pre-1990 building with no insulation added since construction

Types of facade work

Render repair and renewal — local patching or full replacement of exterior render. Lowest cost, no insulation benefit.

External wall insulation (ETICS) — mineral wool or EPS boards fixed to the wall, finished with render. Standard approach for energy-efficiency upgrades.

Clinker slips on insulation — thin clinker tiles bonded over ETICS. 80+ year lifespan, minimal maintenance, significant uplift in appearance and value.

Clinker facing brick — load-bearing or non-load-bearing brick facade. The most durable option — and the most expensive.

Grants available in Germany (2025)

The Federal Funding for Efficient Buildings programme (BEG) subsidises energy-efficient renovation:

  • BAFA individual measures — up to 20% grant on eligible external wall insulation costs
  • KfW 261 loan — up to €150,000 per residential unit with a 5–45% repayment bonus
  • Bonus for worst-performing buildings — extra 5–10% for the least energy-efficient properties

Important: grant applications must be submitted before work begins, not after.

Step-by-step: how a facade renovation works

  1. Condition survey — render inspection, moisture measurement, crack mapping
  2. Energy audit (if BEG funding is involved) — insulation thickness, U-value calculation
  3. Get quotes — at least three comparable offers recommended
  4. Submit grant application — before signing a contract with the contractor
  5. Execution — scaffolding, surface preparation, insulation, finish
  6. Handover and grant documentation — energy consultant confirms completion
